New Homes In Punta Gorda
We talked to local, real estate agents about how the home insurance market is affecting their business. This is what they have to say.

“Insurance has always been an important component of the real estate housing market and after Hurricane Ian it really brought to light some of the major problems facing insurance for our community as a whole. There was a lack of providers and affordable coverage (especially with flood insurance) which is making it harder for a homeowner to secure adequate and affordable insurance for their property. Thankfully more providers have come back into our market but with the cost of the policies rising the possibility exists that it has made homes less affordable especially for buyer's who are using financing because their debt to income ratio is being thrown off. This is particularly affecting first time home buyers or buyer's who are on a fixed income. It goes deeper too as there are many local condominium communities right now that are not able to have full coverage until roofs are replaced and other repairs are complete therefore a person looking to purchase a condo in these communities can not utilize financing until the insurance is fully in place (per lender standards) so it would require a cash only buyer. The light at the end of the tunnel relies on insurance companies working together with local and State Representatives to create more affordable coverage options. I know there are laws being put into place that will help both the homeowners and insurance companies be able to work together better in the future so that our residents can continue to live and love Punta Gorda!”

“In recent times, we have observed a significant shift in the insurance market, which has made it very difficult at times for our customers to secure affordable homeowner’s insurance coverage. Prior to becoming a real estate agent, I was a real estate paralegal for many years and have experience in many different scenarios that could lead to a buyer not being able to close on a home. Until recently obtaining homeowner’s insurance was not one of them.
Personally, our insurance has doubled in the last year and we have been dropped by 3 different companies for various reasons, despite fixing everything they asked us to and never having filed a claim. Our home was built in 1991 and I believe that is why we are having so many issues.
After Hurricane Andrew in 1992, Florida made significant changes to the building codes that came into effect by 1995. Any home built prior to 1995 presents many more challenges when obtaining insurance. Things like a newer roof, newer plumbing, newer electric all help to keep the premium lower but still not always affordable for buyers on a budget.
Navigating the homeowner’s insurance landscape in Southwest Florida presents unique challenges for real estate agents. The state's high risk of natural disasters, limited market options, property condition considerations, underwriting guidelines, and rising costs all contribute to the difficulties agents face when helping buyers secure coverage.
Florida Legislature is working on implementing bills to help policyholders obtain more affordable insurance. For example, in May of this year, a bill was signed expanding the eligibility for the My Safe Florida Home Program. This program provides a free home inspection and grants funds to homeowners that are eligible to make the necessary upgrades to their home. These upgrades ultimately result in insurance premium discounts and more peace of mind for homeowners.
By staying informed, educating clients, and exploring various options, REALTOR®s can assist their buyers in finding suitable and affordable homeowner’s insurance policies to protect their investment and lifestyle in the paradise we call home.”

“Right now with the cost of insurance rising, it seems the focus is all on money. However, insurance companies are scrutinizing properties more closely, and it would be helpful for the public to know how to keep their houses insurable in advance of cancellation notices. Also, for buyers, what issues should they be aware of that will cause a house insurance to either charge a premium or be declined?
The old feeling of "you give us your money and we'll take care of you" is gone.”

Review and Understand Your Coverage Needs: Take the time to assess your unique coverage requirements. An experienced insurance agent can help you evaluate the value of your home, the possessions you want to protect, and any additional coverage needs to ensure you have adequate protection without overpaying.
Maintain a Good Credit Score: Insurance companies often consider your credit score when calculating premiums. Maintaining a good credit history can help you secure better rates on your home insurance policy.
Increase Your Deductible: As mentioned earlier, opting for a higher deductible can lower your premiums. Assess your financial situation and determine an amount that you can comfortably afford in case of a claim.
Understanding the Factors Affecting Home Insurance Rates
Before delving into the specific rates, it's essential to understand the factors that influence home insurance premiums. Insurance companies consider various aspects when calculating rates, including:
Location: Punta Gorda's geographic location in Florida exposes it to certain risks, such as hurricanes and flooding. The proximity to the coastline and the potential for severe weather events may impact home insurance rates.
Dwelling Characteristics: The size, age, construction type, and value of your home can affect insurance rates. Newer homes with updated features and sturdy construction may attract lower premiums due to their reduced risk profile.
Deductible Amount: The deductible is the amount you must pay out of pocket before your insurance coverage kicks in. Opting for a higher deductible can lower your premiums, but it's crucial to consider your financial ability to pay that amount in case of a claim.
Safety and Security Measures: Homes equipped with security systems, smoke detectors, fire alarms, and other safety features may qualify for discounts on insurance premiums. The presence of protective measures can reduce the risk of potential damage or loss.
